As a key member of our RSIP team, the Project Manager will be responsible for all aspects of project management including the bid & award, pre-construction, construction and close out phases of an assigned project within the Residential Sound Insulation Program. The RSIP Project Manager is also responsible for all aspects of project delivery as well as being the single point of responsibility and accountability for the project.
Responsibilities and Duties:
- Assist in the review and approval of contract documents prior to advertise for bid
- Assist with pre-bid meetings and bid addendum as necessary
- Assist with bid review and recommendation of award as necessary
- Provide overall management of the Pre-Construction Meeting
- Manage submittal review and approval process
- Manage Field Measurement Meetings in all homes included in the contract, assist homeowners with acoustical treatment selections
- Manage Material Inspections
- Manage Schedule Control including approval of baseline schedules and approval of weekly and monthly project schedules
- Manage Cost Control including quantity tracking and approval of monthly pay applications
- Manage Quality Control including contractor conformance with the contract documents
- Manage all coordination and communications with the homeowners including review of acoustical treatments planned for their home
- Manage HVAC design review meetings with the mechanical subcontractor and homeowner. Review plans and construction activities and secure homeowner sign off
- Visits homes on first day of construction and as needed to review work to be done, answer questions or address any concerns homeowners may have
- Provide day to day management of the Project Inspectors including their oversight of all acoustical treatment construction within the homes
- Meets daily with contractor’s superintendent on day’s progress and next day’s schedule
- Reviews and sign off on all reports prepared by Project Inspectors
- Reviews and signs off on all field orders
- Conducts punch-list inspection with contractor and homeowner
- Reviews QA/QC checklist filled out by Project Inspectors
- Issues Substantial Completion and Final Completion letters for each home
- Issues Substantial Completion and Final Completion letter for the contract
- Manage Project Coordinators in their role of project support
- Coordinate with Customer Service Representatives on communication with homeowners
- Coordinate with Contract Administration on the overall management of the contract
- Manage the close out phase including product replacement, homeowner warranty packages and final contractor submittals
- Assist the Project Coordinator and Construction Administration with reconciling final quantities with the contractor

Education and Experience:
- Bachelor’s degree in Engineering, Architecture, Construction Management, or 8 years related experience, including residential home construction management experience and experience working with public entities
